a. Foundation:

These are the 3 points that need to be checked during the construction of the foundation.

a. There should not be any cracks present at the base of the walls joining the foundation

b. No part close to the foundation should look soggy or sunken

c. No big trees should be available close to the foundation

 

Leakage or Seepage

 

b. Leakage or Seepage:

Leakage and Seepage is the main problem that arises in the building. So, to avoid it following inspection should be carried out.

a. Inspect the area around the sink- if the sink shows any signs of leakage.

b. All the elements of the house basements and roof- where water can efficiently invade should be inspected for seepage.

 

 

c. Roof Condition:

The roof is an essential component of a building as it protects the building from rain, snow, drizzle, etc. The defects in the roof increase the leakage in the building so, the following checks should be carried out:

a. Roof shingles should be intact- without cupping, curling, cracking, or damage.

b. Extra patches of cement should not be visible on the roofs.

c. Soffits should not show any signs of decay or rust. Moreover, their attachment to downspouts should be intact too.

d. Gutters are securely attached to the downspouts and are not rusted. Also, ensure they are draining properly.

e. Chimneys, if present should be straight. Its capping should be in good condition.

 

Roof Condition

 

d. Exteriors:

The following checklist should be done for exteriors:

a. No visible cracks

b. No stains should be there on the walls

c. No sagging or bowing in the walls

d. Bricks, if visible, should not show any cracks or damage

e. If aluminum or vinyl panels are installed, check whether they are not coming loose

f. Paint should not show flaking or blisters

e. Windows and Doors:

The following checklist should be done for doors and windows:

a. Weatherstripping should be done to the doors and windows.

b. The latch of doors and windows should be intact.

c. Thermal glass or storm windows should be included.

d. Double-paned windows can increase the value.

e. No moisture areas should be noticed around the frame of doors or windows.

f. The joints near the window frames should be packed properly.

 

f. Plumbing Condition:

The plumbing should be done in a correct manner way, otherwise, it might outcome leakage problems. The following checklist should be done as follows:

a. The pipe fitting should be in useful condition.

b. Make sure that no leakage is there in the pipe.

c. Pipes should also be inspected for corrosion if they are metal pipes.

d. Inspect the water flow too that it is not restricted by pipes. Water pressure should be within the regular range.

e. The water heater should be in sound condition and not rusted if available.

 

Plumbing Condition

g. Electrical Systems in the Home:

To prevent fire due to short circuits electrical systems should be well planned:

a. All cables operating in the house, if observable, should be suitably protected.

b. All the light switches should be in the operating state.

c. Mark checks can be taken out to make sure that electrical outlets are in a working state.

d. The service panel should be of good capacity.

e. Aluminium or branch circuits are not preferred.

f. No electrical splices should be revealed to the atmosphere.

 

Electrical Systems

 

h. Interiors:

The following checklist is done for interiors:

a. Inspect the flooring too if it is in the appropriate state or must be returned.

b. The Sufficient number of electrical outlets available or not in the house should also be inspected. If the available location is suitable should also be mentioned.

c. The floor, ceiling, and walls should seem straight

d. No visible stains on the wall or ceiling

e. The paint is in a good state

f. The flooring is in an okay state

g. Doors and windows should open and close with comfort without creating any noise.

 

i. Basement:

The following checklist that needs to be taken for basements is as follows:

a. No symptoms of moisture should be present.

b. The water should not have impaired the above floor- the roof of the basement can be marked for this.

c. Inspect for the major cracks visible.

d. The floor joist should be in a good state- without any impairment or decay or staining. They should seem straight.

 

j. Kitchen:

It is the most important home inspection checklist that you need to take care of.

a. Exhaust fans are operating and the vent should be towards the exterior of the house.

b. No leakage close to the sinks and they should have suitable drainage.

c. The cabinet under the sink should not display any indications of past leakage.

d. Water flows to the sink on the kitchen counter is provided, i.e. proper gradient on the kitchen platform.

e. Doors and drawers are working.

 

k. Bathrooms:

The following checklist that needs to be taken for bathrooms is as follows:

a. Exhaust fans, if available should face outer.

b. Good water supply and pressure should be present.

c. The shower and sink should not be under stagnant water- i.e. proper drainage gradient should be available.

d. The toilet flush should be functioning correctly.

e. There should not be any observable stains on the toilet floor and walls.

f. Leakage should not be there around the showerhead or other fixtures.

 

l. Drainage:

In a building there should be good drainage, to dispose of the sewage produced from the kitchen and sullage from the bathroom. The following checklist for good drainage is as follows:

a. It should be inspected that water drains away from the house.

b. No soggy areas should be available in the vicinity.

 

m. Timber parts:

The one-only checklist for timber parts is as follows:

a. It should also be assured that they are not rotten.
